Where should I buy?
The Coachella Valley has many popular resort style communities. Many offer world-class golf (over 150 golf courses and country clubs), tennis, fitness facilities, social activities and more. There are so many choices available and it is important to really think about what you are looking for before you begin the search. What is most important to you? Define the kind of lifestyle you dream of and the important features you want in your new desert home.
The Coachella Valley has grown from the earlier development in the Palm Springs area and spread eastward. In general, the newer communities can be found in the La Quinta area. La Quinta, Palm Desert and Indio are three of the youngest cities in the desert. Palm Springs has seen a lot of redevelopment over the last decade, led to a large extent by Palm Springs gay community, which is the largest per capita in the United States.
Golf Community Or Not?
Not everyone wants to live within a golf community or country club. There are many wonderful desert communities that offer other options and amenities, yet are in proximity to golf courses or country clubs. Keep in mind, also, that many country clubs offer social (dining, spa and club house privileges) and/or sports (tennis and/or fitness) memberships for non-golfers.
What is a HOA?
When you buy a home in a new subdivision, common interest development (CID), planned unit development (PUD), or co-op, chances are good that you also automatically become a member of an exclusive club -- the homeowners' association (HOA). The club's members include all the people who own homes in the same development.
The homeowners' association will probably exercise control over how you use your property by means of the Covenants, Conditions and Restrictions (CC&R’s) and the Rules and Regulations. It’s important to ask your agent about some of the restrictions that may be in place in any given community to assist you in your decision making. A complete set of the CC&R’s and Rules and Regulations will be provided through escrow once your decision to purchase in one of these communities has been made.
New Home Or Resale?
This is completely your personal preference. If you are considering a newly constructed home keep in mind that we can assist you in finding the new home community that best fit your needs.
